There is no official benchmark: URA and HDB publish rents, not yields. To gauge an area, divide a median rent there by a comparable sale price. Yields usually run lower for prime, higher-priced homes than for mass-market ones, because rents do not rise in step with prices. How far net sits below gross depends on your costs: the default figures here (S$4,500 a month on S$1.5M, S$9,000 of costs) give 3.6% gross and 3.0% net.

Gross yield ignores ongoing costs — property tax, maintenance fees (MCST), insurance, repairs, agent commission, and the vacancy buffer (typically 4-8% of annual rent for Singapore condos). Net yield is the metric serious investors look at.

HDB resale prices are lower per square foot than comparable condos, while HDB rents have risen sharply post-COVID. Condo prices are propped up by capital-appreciation expectations and lifestyle premiums (pool, gym, concierge) that don't proportionally raise rent.

Vacancy (1 month every 2 years), agent commission (~half a month's rent on a 1-year lease), minor repairs, replacement appliances, MCST sinking fund contributions, property tax at the non-owner-occupier rate (12% bottom band, much higher than owner-occupier 0%).
